Ask an average real estate agent, “When’s the best time to sell my house?” and you may reflexively get the answer, “Anytime is a good time to sell. But if you can, sell in the spring.”
With an answer like that, you may end up with more questions than answers. Like: is this agent just repeating what they’ve heard — or did they actually dig through the sales numbers to find out?
Other agents may wing the answer.
I don’t think that’s sufficient. You deserve better.
That’s why I did the work. In this article, I’ll give you data on when’s the best time to sell your house in the Ozarks.

The Best Time to Sell Varies Across the Missouri Ozarks
When I first thought about this topic, I said surely there’s a single best month to sell across the entire Missouri Ozarks region.
That was the wrong assumption.
That old standby saying that real estate is local — well, it rings true yet again.
Because, as I found out, there are some differences. The best time to sell in the Springfield metro area has a clear month as the winner. That same month is number one in Branson, too, but Branson has other months that come in a close second. And then there’s West Plains and the rural Ozarks, which have a different winner and a surprising second place finisher.
So, that said, here’s the sales data from 2020-2025, broken down into: the Springfield metro area, the Branson area, and the greater West Plains area.
Use this data to your advantage. This isn’t data that most agents publish.
A note on methodology: All three markets include only homes with 1+ bedroom, 1+ bathroom, and a sale price of $100k or more. So, I’m excluding these less desirable properties to paint a clearer picture of the market. Also, dates reflect closings, not list dates. Since a closing typically takes four weeks or more after listing, subtract at least four weeks from the dates in this article to find your ideal window to list your house on the market.
The Best Time to Sell in the Springfield Metro

First, for clarity: By “Springfield metro” I’m referring to the U.S. Census Bureau’s definition.
And the Census Bureau defines the Springfield metro as: Greene, Christian, Webster, Polk, and Dallas counties.
Here’s what I found, again with sales from 2020 to 2025…

There was some variability from the years 2020-2025. But overall, as you can see, June came out on top.
Remember, that’s based on closing dates — not list dates.
So, sellers who put their homes on the market in late April or May, assuming a quick offer and close, actually sold the house in June.

The Best Time to Sell in the Branson Area

The “Branson Micropolitan Statistical Area” now only includes Taney County.
It used to include Stone County, which has parts of Branson, Branson West, Galena (the county seat), and the lake community of Kimberling City, which I wrote about in my best lake towns in the Ozarks article.
Just including home sales in Taney County doesn’t give the complete picture of Branson, in my opinion. So, sorry U.S. Census Bureau. I defied you. For this article, Stone County is part of the Branson area.
With that said, here’s the sales data from 2020 to 2025 in the Branson area…

Just like Springfield, there was some variability in the data over the years.
But again, June squeaked by as the winner. May and August were in a tie for second place.
The Best Selling Time for West Plains and Rural Ozarks

I broke with the U.S. Census Bureau. Again.
Because to give a better picture of home sales in the rural Missouri Ozarks, I needed to include more than just Howell County, home of West Plains.
So, I included six counties: again Howell, Oregon, Ozark, Shannon, Texas, and Wright.
That meant including towns as far northwest as Hartville, as far southeast as Thayer, as far southwest as Gainesville, and as far northeast as Eminence. That’s a big area to cover with a lot of diversity. But for our purposes in this article, it’s a good look at the rural Ozarks area.
Like the other two areas above, here’s the sales data from 2020 to 2025…

Yet again, not every year was the same.
Overall, as you can see, July takes the crown in the rural Ozarks, followed by March, and August in third place.
Horseshoes & Home Selling: Close is Good Enough

Close is good enough.
The peak closing time in the Springfield metro and Branson is in June — which means listing in late April or May puts you right in the window. If you’re reading this article when it comes out and you’ve missed this window, don’t fret. July and August are still strong selling months. Close is good enough.
And if you’re in the rural Missouri Ozarks, your peak month is July. So, if you’re reading this article when it’s published, you can get listed in June for a potential July close.

If you’re in the Springfield metro area, publicly available sales data from 2020-2025 shows that June has the highest number of sales/closings. So, that means listing your house for sale in April or May — assuming a quick offer and a typical closing time of four weeks or longer. Publicly available sales data also shows that Branson has the highest number of closings in June. And in West Plains and the 6-county rural Ozarks area (Howell, Oregon, Ozark, Shannon, Texas, and Wright counties), July has the most closings. Listing your home for sale in May or June could mean possibly closing in July.
What’s the worst time of the year to sell my house?
Across the Ozarks — the Springfield metro, Branson area, and West Plains and surrounding counties — publicly available sales data from 2020-2025 shows that January has the least number of closings. So, if you can avoid it, it’s best not to list in the late fall or early winter when there are fewer buyers. Less demand usually means more leverage for buyers and a lower offer price for your home.
What’s the best thing I can do to sell my home quickly?
You’ve got to get one thing right: the price. It doesn’t matter what you think your house may be worth. All that matters is what a buyer is willing to pay. Although a real estate agent never has a perfect picture of the market (and no one ever does), an honest one can advise you on a price that’s most likely to get the house sold.
